What are the conditions to sell my timeshare?
My contract has to be paid in full and my account has to be up to date. This means any outstanding maintenance fees, late fees, special assessments, need to be paid in order to transfer ownership. Units bought from the Cooperative Association must be owned for at least one (1) year. Can La Cabana sell my timeshare for me?

What do I do if I don’t have the original share certificate?
Print out the “Affidavit For Lost Share Certificate”, fill it out, sign it and have your signature notarized. This Affidavit will allow us to process the transfer without the actual Share Certificate. Note that by filling out an Affidavit we will NOT replace the lost one. Effective April 1, 2008 there will be a charge of US$ 50.00 to accept an Affidavit Of Lost Share Certificate in order to process a transfer or change in ownership request. The cost to replace a lost share certificate with a duplicate is US$ 200.00.
What do I do if I need copies to proof ownership?
You can request copies by sending your signed Request For Copies to us by mail or fax with your credit card authorization to charge for the total amount of copies needed. The charge per copy is US$ 5.00. This charge is to cover additional costs and labor time. Can the prospective buyer contact the Resort for my contract information?
Only if we receive a written authorization from you, being the current owner, can La Cabana Beach & Racquet Club release your contract information to the prospective buyer. To authorize us to release information to a third party, you can fill out the form: Owner’s Authorization To Release Information To Third Party.
Once I have a buyer, what do I do?
Print out TRANSFER OF OWNERSHIP request form from the website or request one while visiting the Members Relations Department.
Fill it out completely and correctly. Please print the information – do not write. Information needs to be legible. Share Certificates are issued based on information received on the transfer of ownership form.
Have it signed AND individually notarized by all the owners that signed the original contract and by the new owners (buyers).
The Transfer of Ownership form may NOT be faxed back and forth for signatures. All signatures must be on the same original form.
Print out the Verification of Ownership form, fill it out completely and correctly and send that to the new owners for them to sign and have their signatures notarized.
Who can authorize a Transfer of Ownership?
Only the owners that signed the original contract can sign a Transfer of Ownership request as the sellers. If the owners passed away, only the executor of the estate for the owner can authorize a transfer by providing us with legal documentation proving his/her authority. What papers are needed to process the Transfer of Ownership?
Original Transfer of Ownership form, duly signed AND individually notarized by all current owners (sellers) and new owners (buyers).
Verification of Ownership completely and correctly filled out and signed by the NEW OWNERS (buyers).
Original Share Certificate.
La Cabana Membership cards.
Copy of payoff letter if original contract was financed by Bluegreen Properties N.V.
Non-Refundable Transfer fee of US$ 150.00 per new “share certificate” (or contract) to be issued. This fee can only be paid by credit card or cashier’s check payable to: La Cabana Beach & Racquet Club. You can print the Transfer Fee Payment form to make your payment.
Room Renovation Special Assessment Payment: Total amount due has to be paid.
Money Orders, Personal checks, or Company checks are NOT accepted. Incorrect payment will be returned to sender by regular mail. Bear in mind that La Cabana Beach & Racquet Club is not responsible for lost mail.
What is the best way to mail the paperwork?
The best way to mail the paperwork is by Federal Express, UPS or EXPRESS MAIL. These mailing options are the fastest and offer you the possibility to track your mailing online. This way there is no need to contact us to inquire if the paperwork has been received.
Please DO NOT mail by registered mail, certified mail or regular mail. These mailing options can take at least 4 weeks to be delivered to us and cannot be tracked by you.
How long does it take to process the Transfer of Ownership?
If we receive all the necessary documents and payments, the transfer will take place within approximately, two (2) weeks of receipt. That means that the buyer will be registered with us as an owner within two (2) weeks. A transfer of ownership confirmation will be sent to the new owner by e-mail, fax or mail. Our preferred way of communication is by e-mail. We therefore kindly request you to record your e-mail address and the e-mail address of the buyer on the Transfer of Ownership form.
As soon as the buyer(s) receive(s) the transfer of ownership confirmation by e-mail, fax or mail, which is the official document that records the buyer(s) as the legal new owner(s), he/she can confirm usage, rent out privately or deposit the week for exchange with the exchange company, Interval International. There is no need to wait until the Share Certificate is received. Membership with Interval International is at own discretion.
