How does the owner(s) proof his/her ownership of the timeshare to the Resale Company?
By presenting the following documents:
a) the original contract or, if the unit was bought through a resale, a copy of the Transfer of Ownership form signed by La Cabana Beach & Racquet Club.
b) the Share Certificate.
c) A copy of receipt for the current maintenance fee bill paid or,
d) a) Print out this Owner’s Authorization To Release Information To A Third Party
Where can the Resale Company obtain information about the Maintenance Fees?
Maintenance Fees are due every December 15 of the year prior to usage. For example, the 2008 maintenance fee had to be paid by December 15, 2007. All payments received after the due date, are subject to a late fee of 25%. The amounts for Maintenance Fees are posted on this website. If the maintenance fee has been paid, the owner should be able to show you a receipt of payment or you can request the owner to fill out the Owner’s Authorization to release information to third party form.
Is the tax payment included with the maintenance fee?
No! Occupancy tax (Government tax) and energy surcharge are charged upon occupancy of the unit/week.

How much is the Resort Transfer Fee?
The Transfer of Ownership fee is US$ 150.00 per new share certificate to be issued. If the owner has for example an AB-unit for one week, and only the A-unit is being sold, the transfer fee will be US$ 300.00 since we will have to issue two new Share Certificates; one for the new owner and one for the current owner for the B-unit. The same is the case if the owner has multiple weeks on one contract and is selling only part of the contract.
Can the transfer fee be paid by company check?
NO. The transfer fee can only be paid by credit card or cashier’s check (official Bank check). We do NOT accept company checks, personal checks or money orders. Incorrect payment will be returned by regular mail. Bear in mind that La Cabana Beach & Racquet Club is not responsible for lost mail. Cashier’s check should be made payable to: LA CABANA BEACH & RACQUET CLUB.
How do we know the unit size, location of the unit and check-in date?
In the Resort Layout on our website www.lacabanabrc.com you will find this information. For the check-in date, please click on the Calendar.
La Cabana Beach & Racquet Club has four different check-in patterns. Therefore our timeshare calendar is unique and may not coincide with other Resort’s calendars or any exchange company, being Interval International’s or RCI’s calendar.
What paperwork do we need to send to you to transfer ownership?
The required paperwork is as follows:1. Original Transfer of Ownership form, 1. duly signed and individually notarized by the current owner(s) (sellers) and the new owner(s) (buyers). Please note that the Transfer of Ownership form may not be faxed back and forth for signatures and all signatures should be on the same original form. Separate forms are NOT accepted.

3. 1. Copy of payoff letter, if the original contract was financed through Bluegreen Properties N.V.
4. La Cabana membership cards should be returned to us.
5. Verification of Membership, signed and notarized by the new owners (buyers).
6. Credit card authorization or Cashier’s check (official Bank check) payable to La Cabana Beach & Racquet Club for the transfer fee of US$ 150.00 per new share certificate to be issued. You can fill out the Transfer Fee Payment form to make your payment.
7. Credit card authorization or Cashier’s check (official Bank check) to cover the total amount due for the Room Renovation Special Assessment.
If an owner needs copies of his/her contract or transfer of ownership form, how can he/she request these?
The owner can request copies by filling out a Request For Copiesand sending it to us by mail or fax with his/her credit card authorization to charge for the total amount of copies needed. The charge per copy is US$ 5.00. This charge is to cover additional costs and labor time.
What happens if the owner does not have the original Share Certificate?
If the current owners do not have the original Share Certificate, they should fill out an AFFIDAVIT FOR LOST SHARE CERTIFICATE, sign it and have their signatures notarized and the original should be mailed to us. Effective April, 1, 2008 there will be a cost of US$ 50.00 to accept an Affidavit. The signed and notarized Affidavit will allow us to process the Transfer of Ownership request without the actual Share Certificate.
How long does it take to process the Transfer of Ownership request?
If we receive all the necessary documents and payments, the Transfer of Ownership will take place within approximately two (2) weeks of receipt. A Transfer of Ownership Confirmation, which is the official document registering the transfer, will be sent to the new owners by e-mail, fax or mail. However, we prefer to communicate by e-mail. Therefore it is very important to print the e-mail address of the current owner(s) and the new owner(s) on the Transfer of Ownership request form. The new Share Certificate takes about two (2) months to be ready, and will be mailed to the new owner(s) by registered mail.
As soon as the buyer is officially registered with us as an owner, he/she can confirm usage, rent out privately or deposit the week for exchange with the exchange company, Interval International. There is no need to wait until the Share Certificate is received. Membership with Interval International is at own discretion. What is the best way to mail the paperwork to you?
Federal Express, UPS, or EXPRESS MAIL. These mailing services are the fastest and offer you the possibility to track your mail online. This way there is no need to contact us to inquire if the paperwork has been received.
Please do not mail the paperwork by registered mail, certified mail or regular mail since these may take at least 4 weeks to be delivered to us and you are not able to track it.
