Can La Cabana sell my timeshare for me?

No, La Cabana does not have a re-sale office.

Can the prospective buyer contact the Resort for my contract information?

Only if we receive a written authorization from you, being the current owner, can La Cabana Beach & Racquet Club release your contract information to the prospective buyer. To authorize us to release information to a third party, you can fill out the form: Owner's Authorization To Release Information To Third Party.

How do I proof that I am the legal owner of the timeshare?

  • Copy of Original Contract (If bought through a Resale, a copy of the Transfer of ownership form signed by La Cabana Beach & Racquet Club)
  • Payoff Letter, if the timeshare was financed through Blue Green Properties, N.V.
  • Original Share Certificate

How long does it take to process the Transfer of Ownership?

If we receive all the necessary documents and payments, the Transfer of Ownership will take place within approximately two (2) weeks of receipt. A Transfer of Ownership Confirmation, which is the official document registering the transfer, will be sent to the new owners by e-mail, fax or mail. As we do prefer to communicate by e-mail, it is very important to print the e-mail address of the current owner(s) and the new owner(s) on the Transfer of Ownership request form. The new Share Certificate takes about two (2) months to be ready. Once ready we will e-mail a scanned copy to the new owner(s). The original can be picked up personally by the new owner(s) during his/her next visit to the membership department.

Once I have a buyer, what do I do?

  • Print out a Transfer of Ownership request form, or request one while visiting the Members Relations Department.
  • This is a PDF file which will allow you to type in most of the required information prior to printing out the form. (instructions how to complete). If you choose to print the blank form and fill in the fields by hand - do not write, please print as the information needs to be legible. All information must be accurate and complete. Share Certificates are issued based on information received on the transfer of ownership form.
  • Have it signed and individually notarized by all the owners that signed the original contract and by the new owners (buyers).
  • The Transfer of Ownership form may not be faxed back and forth for signatures. All signatures must be on the same original form.
  • Print out the Verification of Ownership form, fill it out completely and correctly and send that to the new owners for them to sign and have their signatures notarized.

What are the conditions to sell or transfer my timeshare?

The contract has to be paid in full and the account has to be up to date. This means any outstanding maintenance fees, late fees, special assessments or other charges, need to be paid in order to request a transfer ownership. Units bought from the Cooperative Association must be owned for at least one (1) year before requesting a transfer of ownership.

What do I do if I don't have the original share certificate?

Print out the "Affidavit Of Lost Share Certificate", fill it out, sign it and have your signature notarized. This Affidavit will allow us to process the transfer without the actual Share Certificate. Note that by filling out an Affidavit we will NOT replace the lost one. Effective April 1, 2008 there will be a charge of US$50.00 to accept an Affidavit Of Lost Share Certificate in order to process a transfer or change in ownership request, you can make the payment online through this link. The cost to replace a lost share certificate with a duplicate is US$200.00.

What do I do if I need a copy of my contract to proof ownership?

You can request a copy by sending your signed Request For Copies to us by mail or fax with your credit card authorization to charge for the total amount of copies needed. The charge per copy is US$ 5.00. This charge is to cover additional costs and labor time.

What is the best way to mail the paperwork?

The best way to mail the paperwork is by Federal Express, UPS or EXPRESS MAIL. These mailing options are the fastest and offer you the possibility to track your mailing online eliminating the need to contact us to inquire if the paperwork has been received.
